Significant progress has been made on this project. Demolition has been completed for both apartments, and interior painting is finished. The installation of new cabinets and counters is pending, along with completing the bathroom in apartment 2. The timeline remains steady without any delays, though the single-family property has been prioritized, causing a slightly slower pace. The budget remains on track, with electrical work completed for the bathroom conversion. Landscaping is also in progress. An issue arose with the tenant in apartment 1, where the individual residing there was incarcerated shortly after closing. Upon attempting to connect, it was discovered that another party was temporarily staying in the apartment. The eviction process was initiated, but arrangements were made for the occupant to remove the tenant’s belongings, which was finalized last week. Renovations on the apartment were already underway, and the project is now expected to be completed within the next two weeks. The property will then be ready to go on the market. A decision regarding whether to hold or sell this property is under consideration, with numbers being re-evaluated alongside the single-family property and others. The realtor is prepared to proceed with listing, pending final approval and photo sessions. Video and pictures of the property will be provided as soon as possible to share with the PML.

We have reduced the price 4x and are at $195k and will reduce the price down $5k each week moving forward. My agent and I believe it is due to the season. 
If someone were to look at every house listed in Rittman, Ohio and judge them based off of updated condition and price… I believe ours would win. It’s the only fully renovated home and is still listed lower than all of its comparable properties in the area. If you’ll could please just give me more time. It’s harder to move homes during the holiday season, but trust me we have been trying everything we can. We have held open houses on multiple occasions, social media posts, and reductions.

Upcoming tasks include finalizing the bathroom and kitchen installations, as well as completing the flooring to tie the entire space together seamlessly. Additionally, the roof requires flashing at the addition to address a previously identified gap that allowed water intrusion. Overall, the project is advancing steadily, with each step bringing the property closer to a high-quality finish.

Looking ahead, the next significant actions include completing electrical and plumbing work, installing the bathroom, closing up walls, and fixing the kitchen and flooring. The project remains under budget, ensuring financial efficiency. Photos of the property have been shared with Rod and Ralf for further review. Regarding future plans, the property will be listed on the market upon completion. Everything is progressing positively and as planned!

The updated approach remains near the original budget projection. Any potential differences will be addressed to maintain progress without disruption. Efforts are underway to cover the project expenses entirely through a credit card, enabling funds to be allocated directly to the project while minimizing draw fees. This approach is expected to streamline funding and support continued progress. The project remains on track with a focus on efficiency and cost-effectiveness.
