The property rehab is always a dynamic process, and this project required an additional investment of $20,000 due to unforeseen issues not accounted for in the original Scope of Work (SOW). These adjustments were essential to align the property with market expectations and maximize its value. The project is now nearing completion and is anticipated to be listed for sale in January. With the enhancements implemented, there is strong confidence that the property will attract significant buyer interest and secure a swift sale. Appreciation is extended for understanding as challenges are navigated to deliver the best possible outcome.

They have already requested their first draw. The demo is complete, the wall is done (see scope of work), the railing is complete, some of the interior paint is done and the outside painting is done. He also power washed the siding. He is pending the kitchen, floor, and deck. Will send photos on Friday.

The rehab is progressing nearing completion. Key milestones have been achieved, including the installation of appliances, countertops, and cabinets, as well as the completion of flooring and painting throughout. A minor delay occurred due to an unforeseen emergency requiring the general contractor to leave the state, resulting in the project becoming a solo effort. Despite this, the focus remains on finalizing the installation of bathroom fixtures, completing paint touch-ups, and ensuring all finishing details are addressed. The budget remains on track, and updated photos will be added to the folder for review.
